Thank you both Benjamin and Eric for your responses.  The lots that I was interested in are in Deep Creek, MD.  I know that the lots are zoned for multi-family and vacation rentals.  My inquiry had more to do with how to analyze the worthiness of a lot to build on rather than what can be built.  Thanks.

I've identified a foreclosure prospect on Redfin. How shall I proceed? I've obtained the name of the owner, a development group.  Should I try to obtain the bank name and try to communicate with the bank? How can I obtain more information about the property before going to the owners?

I am a new investor in the Maryland/DC area.  Can anyone make suggestions/recommendations on finding deals in new development areas?  I am looking at an area that will be developing a new hospital and new commercial and residential areas.  How should I seek opportunities in existing properties (SFHs and small multifamily units) in the area?

When I make a first purchase of investment real estate, I plan to do so under an LLC. Before I begin, I will obtain an agent's license. Does anyone have advice about whether I should put all expenses for licensing (course expense, membership dues, etc.) under the LLC? This would be a way to demonstrate separation of my personal finance/expense from business, no?

Hi Melissa, I am still using Rentalutions and it has been ok.  I have one tenant in our basement so I don't need a whole lot of support.  I obtained the tenant screenings in the beginning, which were good.  Tenant covered the $40.  Rentalutions also provided the lease contract and takes care of the electronic transfer of rent into our bank account.  Albeit, the electronic payments are $2 each month.  My tenant pays the $2 but, I offset this with a $24 payment to them at the beginning of the lease.  Otherwise, I do not use the app for things like maintenance, but from my dealings, it has been satisfactory.

Thanks. I know that you need a license to be a broker. But, under the exemption, you are forgiven some of the process such as classes, being an agent for some time, and some of the field time requirements.  If anyone has this information, please let me know. Thanks.
