Thanks everyone for the feedback.  I'll give them another week to respond and if not then will start on the court papers.

I didn't evict, but they moved out early.  Per the lease, if they move out early the SD is kept as damages.  Technically, I think they owe 1.5 months, but I cut them a break (since I got new tenants) and am only charging the 1/2 month not covered by the SD.

They don't own, so can't put a lien on a property.  Can I still get wages garnished in small claims?

I had tenants move out while past due on rent (1.5 months).  I mailed the "official letter" to their new address saying the SD would be kept and that they still owe additional money, but I've received no response (they haven't responded to email either).

What's my next step? They moved out of state if that matters.

Thanks for the replies.  Upon closer look, I can route it out another wall, with only a 5 foot run.

I found a local dryer vent cleaning company that'll replace it for ~$350.  I'm thinking under $100 in materials, but at least I won't have to climb around a cramped attic.

I need to replace an old vinyl/plastic dryer vent venting into attic (2nd floor laundry, built before codes for venting outside).  Looking at using 6' of semi-rigid aluminium from dryer through ceiling, then a 15' run of solid to a new side vent.  Prefer to not put any holes in roof. What about soffit venting?  Anyone have experience with http://www.dryerwallvent.com/wall-vent-intro.html ?

What kind of contractor would do this- roofer, a GC, HVAC?   Obviously, with risk of fire and mold, need this done right and soon. 

In Pennsylvania, tenants who occupy a rental unit over 2 years are entitled to interest on the security deposit. My tenants signed a 1 year lease, then a 6 month extension (actually titled “lease renewal”), and then another 6 month extension. My question is about moving forward since they’ll be over the 24 month mark.

I haven’t refunded the original deposit (1 month rent) due to the extensions/renewals. At month 25 should I refund and start an entirely new lease? Would that lease then just state the “move-in” condition as per the original lease or should I do a full “damage inspection” with deductions and get a new deposit?

For below I’m referencing the PA Landlord Tenant Act, Title 68, sections 250.511 to 250.512 (https://www.thelpa.com/PA_landlord_tenant_act.pdf)

So, that means only interest earned from month 25 on, right? I’d keep anything earned from 0-24?

My lease say the SD is deposited in a “non-interest bearing account”- so is that actually void?

Mine isn't in an “escrow”, just a separate savings account. Should I move it??

Since I’m getting less than a 1% return, I’ll just keep the interest anyway, but do I need to send an annual notice to the tenant stating it’s because of a 1% fee?
