Post: Green Bay Rental Market

I've done a search on Green Bay, and there's not a lot of posts about the Green Bay WI rental market. Does anyone have any experience with that market? I see a lot of duplexes for sale, and was wondering how those do, average rents/etc.

I don't plan on buying this property today, but I've been searching in the Chicago area for a flip and came across this place.

Wondering if a few here could help convince me why or why not this property would be a good candidate for flipping.

I know the reserve hasn't been met, and haven't seen the property in person, but the neighborhood values seem great and repairs look mostly cosmetic.

Has anyone done this? If so, how did you go about advertising your services to locate prospective investors?

Reason, I have the means to travel around the U.S. at minimal cost in a timely manner, so I could easily view properties in person on the cheap. Let me know if anyone here has done that.

Found a property that caught my eye right away when I first saw it. Price looked great for the number of units for rent so I contacted the realtor for more information.

Here's are the numbers:

$177,000 list price

$45,900 total rents

$17,241 expenses
- 700 electric
- 1,977 water
- 1,637 trash
- 6,847 heat
- 1,950 insurance
- 130 snow removal
- 4000 property tax

I'm sure I'm missing a few things, 9 total units for rent in building. Anything else I should look for or ask?

Not sure if this is worthy of a new topic or not, but is there ever a time where the value of the property is increased if the residence/building on it is torn down?

I worked for a group of individuals that bought legitimate businesses where their vacation homes were located for the purpose of deducting their trips.

Worked out very well for them since they made money with the business and saved money on their private jet travel to the area.

Found this site yesterday from another forum board and I'm glad somebody posted about, otherwise I don't think I would have found it.

Born and raised Minot, ND and have lived all over ever since. Norfolk NE, Grand Forks, ND, Houston, Las Vegas, Milwaukee, and Minneapolis I have all called home long enough to have a mail coming to me.

Currently reside in Chicago, IL and have started to enjoy it more and more. Definitely won't call this my home forever, but enjoying it nonetheless.

I'm a definite noob when it comes to investing. Here to learn and hopefully get my feet wet in this world within the next six months.
