I'm looking for someone awesome! We already filed our extension, but would like to get some money back. We've used a couple different people in the past, and they were just okay. We've got a few properties, my husband's income, and my small business, so we're a little complicated and just want someone who is very patient and can explain everything. Who do you recommend?

Does anyone have experience with Bandit signs in Forth Worth? Did you go the Friday-Sunday route, or leave them out all the time? Did you ever get fined? How long would you expect them to last before getting plucked? Did you get any good leads???

Post: DFW still a viable market for buy and hold?

I'd consider other Texas markets, like college towns. We've been investing in FW for a while and it takes so much work to get a good lead,  and beat everyone else to get the contract. 

We're looking in College Station, but Denton, Waco,  Nacogdoches, Lubbock and Abilene might be good bets too. These are mid-sized towns but growing, started with the college but are growing in diversity of industry. Lots of new development. I'd find a good property manager in one of those markets and ask them what kind of properties they want more of, what the average rents are and how much vacancy they deal with. Take average rents and compare with what's available and see where you can find +1%.
