Hi All,

I'm in the process of trying to get in touch with landlords and building owners who have spaces that have been vacant for long periods of time and need help filling them. I was curious if anyone deals with this problem and knew of a platform or resource I could use to find persons in that situation. Thanks!

@Symone Alexander In situations like that I typically look at price per bedroom on comps in the area and then use that as an estimate for the total cost to rent the home. You're correct that you shouldn't pull comps on similar buildings in a different part of Atlanta because those are going to skew your numbers significantly. If you have the numbers saved in a spreadsheet you're welcome to send them over to me and I can look through them!

@Anye Wanki Glad to see you're getting in the game, the first step is definitely the most cumbersome. I'm a licensed agent in Georgia and can tell you that Atlanta is a great market and shows no signs of slowing in growth. You'll find that some areas that have higher densities of quad/triplexes than others due to housing needs in the past when the buildings were erected. South, West, and East Atlanta tend to have more than North Atlanta, an area that has significantly more SFH's. Let's connect further and discuss options for you.

@Ryan Aurand EAV has shown strong growth in the past few years as well as a more steady flow of well-qualified tenants. That being said, certain pockets of that area don't perform as well as others due to a multitude of factors, and it's important to run comps in the surrounding area to ensure you'll get the desired rents you want. If the numbers make sense and you see the potential for increased growth after you purchase then you should feel good about putting the duplex under contract.
