Looking for a real estate Accountant/CPA in the Chicago suburbs to discuss business structuring and tax preparation.  Hoping this is a good route to get some recommendations.

I get the grass cut on the lower end because they are lazy or do a crap job. I get it cut on the higher end because it saves them time and I charge more rent.

Anybody have any good contacts for a real estate attorney in Rock Co WI.  I have a property in Janesville that I am going to have to probably evict my tenants roommate.

well, I still have my own inspection clause, and my attorney review in my back pocket.  I was just trying to make sure those repairs would get in on the front end.

@Matthew Kreitzer, I have signed, they have only signed the lead paint and property disclosure.  The contract has not been signed by the seller, nor has any of the docs from the relo firm.  And because the aforementioned, I haven't' put down escrow yet.  And we signed 1/28.  But stupid me didn't put in a timeout clause, so I would have to rescind my offer.

@Dave ToelkesThe issues found could have big unknown costs associated.  Its not like some bad window locks.  There are some foundation issues and frost/mold in the attic.  It's the kind of stuff that if I don't get addressed is just going to bite me when I go to sell.  This is my primary too, not a rental.

Quick rundown.   We signed contract, seller verbally approved, went to relo company.  Relo company said ok and ordered their own inspections and gave them to me to basically "acknowledge"  I'm not signing away any rights.  But there are three issues, Support beam is not secured to footing or beam.  Foundation crack that an engineer wants pinned and epoxied. And inadequate venting in attic and some mold.  Basically, if they are not going to fix these the deal is dead.  I want to put in the addendum now since the contract has not been signed saying the offer is contingent on those items being repaired.  I already know I won't buy the house if they don't.  Based on the type of issue I don't want to take a discount because there could be huge unknown costs involved and I might not get enough discount.  I don't see a reason to say ok, leave the offer as is, put down escrow, have a lawyer review, pay for a house inspection to just say, hey you need to fix these three things and them saying no at that point.  Am I crazy?  It just seems silly to me.  IF they are willing to fix it they will know that by now and I don't see a reason to take the long way around to get to that conclusion when I could just put in the addendum now.  Sorry if I'm ramblin

my wife and I put an offer in on a house.  It has been tentatively accepted but there is a relo company involved.  So I don't have a signed contract nor put in any earnest monies.  The relo had an inspection done and found three major issues.  My wife and I discussed and said we are not going to buy it unless they are fixed.  We don't want to assume any risk in costs etc.  So I told the realtor to add an addendum to the contract, I mean they hasn't signed so I don't see why I can change what I offered, or cancel all together.   She is saying we need to accept this report and then after the seller signs the offer and we put down our money then we can demand it to be fixed.  I say what is the point in going through all that, put in the addendum, if they accept it fine, if not then I just saved myself a bunch of work.  It sounds to me like my realtor is trying to get us more locked in than we are right now.
