When buying a portfolio of 5 SFH, how do you go about getting them under contract ? Are all the homes suppose to have there own separate purchase agreements??

I am wondering to get a good appraisal on a REFINANCE (Brrrr) do you have to fix a property to its highest possible ARV or just get the property to a livable condition where you could get it rented to a tenant ?
