Hey everyone,

Can you help me figure out a creative way to get financing based on the equity in my home?

I have a good amount of equity in my home with a lot of room to increase it through correcting some deferred maintenance. Ideally, I would like to be able to grow and then tap that sitting equity to purchase investment properties that I either remodel and flip or remodel and refinance/hold.

My ideal type of financing would be a HELOC, so I can pull the money out and pay it off as I go without having to reapply and pay fees every time I want to do this. Unfortunately, I'm finding it impossible to get lending on my equity because my verifiable income is essentially zero lol (Recently switched into a commission based job)

Is there any creative solution to tap that equity with zero verifiable income, I've heard of NIVA and cross-collateralizing loans, not sure if either of these could be viable? And if so, do you have any experience with a reputable lender?
