So I keep seeing Asset Base LendIng come across my news feeds. I’ve never heard or did any transactions with when. Has anyone ever completed a deal with them, and if so what were their experience? 🤔🤔

@Megan Greathouse I truly appreciate your time and insights. I can select either buy and hold or flip mainly because I’ve done it in a few other states; Therefore, I can coordinate accordingly if the numbers are solid. I’ll be in the area on the 12th-15th I believe (I have to check tickets) but the mid part of April for sure.

So I have been looking at the St. Louis, MO. area basically because properties are relatively inexpensive. I have a schedule trip planned to visit the area in a few weeks, but if anyone sees this message and would like to share some insider info/ experiences I’d appreciate it, thanks.

Hard loan 40% down. 4 points. 6 months at 12 percent interest, and this loan balloons at 3 years. Never used a hard loan lender before, so I just wanted to know what you guys think. Thanks.

So am literally in the beginning stages of a 1031 exchange, and i came across something that mention that I have 45 days to identify a property and 180 days to close. My question is this: how do they define “identify” ? What if I locate a property, but the deal falls apart during those 45 days for whatever reason?

Question: how do you guys budget for down turn rentals as like if we're in a bad economy, or tenants not paying rent. Is there a formula to keep liquid assets in reserve.?
