I would talk with tenant and find out why he/she always make payments, instead of meeting the due date as expected. Maybe, we can work out a bi-monthly plan just for a couple of months to help the tenant get on track

I do not understand why out of state investors  need to pay an additional  tax. Help

A friend asked me, if she could contact the seller DIRECTLY about making a cash offer of 85% below the listing price  on the property.  The property has a seller listing and she said she told the agent, but she wanted follow up with the home owner, just for peace of mind.

Hello BP Nation!

My name is James A. Register and I started learning about real estate investing over 35 years ago. When I was 17 years old, I started watching all those late night TV shows(infomercials) promising to make you a millionaire if you buy one of their real estate courses, well I was sold. I invested what I call a life saving back in those days. well I didn't rich but, I knew one day I would retire and invest in some type of real estate.

Over the years, I have worked for landlords and home improvement companies, you name it I have probably done it. I have fixed broken windows, broken floors and yes, a few broken toilets as well. 

A few years ago, as I approached my retirement years I looked at my savings/retirement and I wanted better returns so I said to my wife, it's about time I take a serious look at real estate. 

I Discovered Family First Real Estate By Accident

I started searching the internet everyday, day in and day, then one day I ran across a real team of licensed credit consultants and local business owners working together to help families with minor credits issues move into their dream homes right away. 

I thought for a moment, what a concept, stop buying empty houses and start buying pretty houses for qualified families. There it was. no empty houses, no late payments and no late night calls. 

Today, I teach family first real estate and I am here on Bigger Pockets to learn as much as possible, generously share my knowledge and network with other like minded people sharing their knowledge as well.
