@Sarah Karakaian. Hello there. I too was interested in this concept. I have a 40ft park model that i wanted to take to northern az for summer months. I actually rent it out to snowbirds on my place in winter months. Thought about the rvshare but moving that trailer to campgrounds is not very feasible as its so large. I did call around a bit but most of rv parks i called had all of there long term season spots rented already. When i asked about STR there with it the one said they would not want that kind of traffic and new people coming in and out. I would imagine it just depends on park owner. I did find on up at Williams close to Grand Canyon that took like 10 or there spots and bought there own campers to airbnb there. Might try to pursue this all more next summer. I was trying to figure out key system as well. Not sure if combination locks or just lockbox maybe. Ideas would be great from anyone. Thanks

@Pat L. Thats a great investment sounds like. I have hookups at my place for snowbirds with horses here in arizona. Trying to expand the idea into summer months where its cooler. I own a big park mode travel trailer and want to keep it filled up in off season.

This is an old thread but was wondering if anyone has just paid the monthly park rate and then used it as airbnb. Not sure if all parks would go for this or not. Just curious if anyone else has tried it.

@Todd Goedeke Well the spots are full from Jan thru March each year. Yes they have Water, power, and septic. They are seasonal as no one wants to be here in middle of the summer when its 115 degrees. I do have some spots filled in nov-dec too. I get $1100 from each spot per month and they board horses with me as well. My one Camper spot worked well and was getting 112 per night which includes utilities. Comes to over 3k per month. Just not sure if I can keep buying more campers and repeat process yet or not. I want to take this camper up by Flagstaff where its cooler for summer and see if I can have any luck with STR. Need for Covid to break first though I would imagine. If that all works i will buy at least one more camper for next year here.

It just seems crazy to have a property worth over 400k and not be able to pull 100k out for whatever i need. I could use some operating money for this place plus use as down payment for another cash flowing property.

Hello all. First post on here for me in a while. I have a odd situation. I have a 10 acre horse property that has no liens on it. I have a snowbird horse/team roper camp at this facility where I have 12 rv hookups. I also use one park model camper in one of my rv spots as short term rental also. I give lessons and board and train horses as well. This is a seasonal business that is working out for now and is decent cashflow. I want to be able to invest in more short term rentals but need down payments for the mortgages. I have 820 credit but my taxes only show that I make around 40k last year. I do have payment on my place but it is secured by some land of my families. With these payments and truck and trailer payment my DTI ratio is still hi since showing not much income on taxes. Trying to find bank that will do a LOC on my property which would sell for well over 500K. I am not having any luck with this. I know I should probably check with more credit unions and small banks if I can find any. Thanks for any input. Stoney

@Leng Thao Thank you for the advice. Thats kinda what I have been thinking and just starting out seems like a good place to start. I think right now its getting harder and harder to find sfh with much equity in them anyways. Probably some out there just more people investing and realizing what they are. Thanks again.

Thank you all of you for your responses. I am an out of state member of Lifestyles and am hoping to get moved to DFW area soon. What I have done with them so far has been great help and lots of information.

I do understand now how looking at these different types of properties varies. Thanks for those explanations. I guess what I am mainly looking for right now is positive cash flow. I want investments that will give me the time to work on more long term ones that will build equity. I guess if I find a fourplex that does this I am happy holding it for extended period as well if its bringing in good cashflow. I feel like it is a good starting point. Also sounds like lots of sf in areas are harder to find currently with so many people investing in them.

@Ben Leybovich, I am with Christopher Sica in wondering more about legal bill. I am guessing that it has to do with setting up LLC of some sort for a property such as this. Would this be any different for SF?

I am a member of Lifestyles Unlimited and they don't recommend these for purchase. Can anyone explain to me better why they aren't a great deal to get started? Financing is great if you can live in one and seems it its easier to get started and get some cash rolling in and be a landlord on a small scale level.
