Fine, I'm about to email you currently. See the situation is this, I'm a Outside Sales Rep. for another company. During my workday, I always would meet Real Estate Investors on the fly.

They always find great deals, they have sellers already lined up, but they can't get any capital. They go to the brokers, and they all "say" the same thing. They all "sing" the same tune.

The brokers say, "We have connection with hard money lenders! Bring them in." And it has always turned out where NOTHING gets accomplished, matter of fact, the brokers stop returning phone calls.

What I did recently was become an L.O. to try and do the deals for them. What I find is the whole hard money lender stuff is B.S., most of those lenders are NOT private people, they are just banks who loan to messed up credit individuals.

And me and branch managers in brokers DON'T GET ALONG. I've tried working for 4 different ones, and I had to be teriminated by each, because I literally told each and every one of them off, because I told them these deals have to move fast, and they left my files sitting on their junked up desks for 4 days growing dust!

Here's the thing, if you have private guys, we can talk. But I don't have time to deal with any crap. I don't have time to be called a scammer, or anything like that. Because when I get everything settled in my office over here, I am seriously sending a number of branch managers to court, including one I met off this site.

When you say "private money" are you talking about some mortgage banker or lender? Or do you ACTUALLY have a physical PERSON in California, who takes HIS MONEY and puts it in deals.

I'm not dealing with anymore mortgage brokers, lenders, or lol..."hard money" lenders. I've never met a "hard money" lender who actually offered and gave somebody "hard money," all they do is help conventional borrowers with low credit scores.

Hi, I'm looking for a private source of capital for my 45 member group
of Real Estate Investor clients, who want to do fix and flip on
properties located in various states in the country.

Now here's the thing, I don't want a bank, a mortgage broker, or some
type of established "lender."
Those sources have all failed, we don't want to do it again, so if
that's what you are, you can't help me.
I'm looking for some private individuals who have some access capital,
and who are willing to look into some deals to make a profit.
We already have EXCELLENT deals,we get them all the time. And, on top
of that, we ALREADY have sellers LINED UP for the properties that we
look to obtain, fix, and sell....but we just can't get any capital.
We will make sure that all money is returned back to you within 30-60
days guaranteed, because we already will have the sellers lined up for
the property before we buy it and fix it. After we obtain the property
and fix it up, we'll be interviewing those sellers and the ones that
offer the best offer, those will be the ones we go with.
