Very helpful. It appears that there are a few different responses to this. I also looked at the link form Matthew and it clearly states where the owner is not occupying the unit. In this case the owner would be. I will have to look into this further.

In the interest of having some sort of written agreement between owner of the property and renters....I am wondering what the standards and obligations of obtaining a rental license in the city of Minneapolis is for a single family owner occupied home? 

Can a standard lease be drawn up between renters and the owner without a rental license in this instance? 

Appreciate your thoughts/suggestions.

@RICHARD FOX absolutely. I can demo the basement, get everything ready for drain tile, most likely do our own electrical, framing etc. would need a plumber to turn into full bath.

I received a bid yesterday and they determined drain tile was needed throughout the basement. The water appears to be coming from the foundation not the windows. It rained very hard for the past two days so we ripped up the flooring prior and watched where the leaking was coming from.

I believe more quotes is a good recommendation. The leaking is really coming from one room, the larger area of the basement tests around 12-15 with the tool they used up against the wall. I believe a dehumidifier would help here.

We just received a bid that drain tile in our basement will be around $9k. We have a partially finished basement and we would like to completely remodel, adding square footage, going from half bath to full, and adding a bedroom. In addition we would add one egress window. We will eventually be moving out and renting.

With the drain tile / leaking issue being more than I thought, it had really chipped into our remodel budget. I am looking for great contractor recommendations to meet and also give me their bid. I will eventually be buying more properties to rent and want to build relationships with more great MN contractors.

Any help being pointed in the right direction is appreciated. I would also need a Plummer for the full bath conversion. Thank you BP network!

Minneapolis MN area. Beautiful 3bed 3bath, basement is partially finished, we are experiencing issues with water in the basement, likely from the windows, and looking for recommendations for a basement water proofing company. We would like to turn this into a 4th bedroom after the water issue is handled and rehab the rest of the basement.

Does anyone know a reputable company to reach out to? Thanks!

@James Wise I know a good amount of business owners here in MN that invest in properties completely passive. They have mentioned Cleveland multiple times and I am sure they are doing turnkey investing out there.
