Thank you for the information Michael. I would be more interested in the streamlined 203k (35k max). I am in lease right now and would like to buy the house I am in and fix it up by reflooring the entire house and a bathroom and kitchen remodel.? I am not a big fan of not being able to use the contractors that I want but I understand that it is the guidelines. If you know of someone out here on the NW side of Houston I wouldnt mind getting in touch with them. Thanks again.

Sorry for the newb question.... I have heard about this 203k loan that uses the same 3.5% DP as a FHA loan. I was just wondering if all of the other criteria is the same i.e. the credit score minimum. Also are there limitations on what repairs can be funded by this loan? Is it for any repair or just for needed repairs to bring a house back to "livable" conditions? Are there limitations to how much money can be borrowed for rehab? As always any information is appreciated. Any one in the Houston area that would be interested in meeting and bouncing ideas around please feel free to message me. I am working offshore currently so it may be a little while before I can set a date. Just a heads up.

I am currently offshore in the Gulf of Mexico for my job. I just joined tonight after spending yesterday combing through the threads and reading a bit. I am very impressed with the feedack and real cozy feeling of this website. There seems to be nothing but helpful and motivational posts and I think it will help me in getting the ball rolling for starting my career in the real estate investing world. I am currently looking for any guidance, advice, or general help anyone can provide for getting started. I would love the opportunity to prove my hard work and dedication to learning and succeeding in this business. The two styles of investing that interest me the most are wholesaling and flipping but I am not opposed to learning about other styles. Thank you in advance. I look forward to hearing from and getting to know as many professionals as possible.
