I'm dealing with that issue in St. Louis. I've picked up some great properties, but I can't seem to get them filled. It's pretty frustrating as an investor. :crying:

Thanks for the motivation. I'm so on the line here, but I am leaning towards sticking it out. It is hard to let such a good deal go, despite taking some losses for now. I'll let you know when I finalize my decision. Royal - I have a mgt company, but we're still struggling to get tenants in. That's why it has been tough for me. :crying:

I'm just wondering what other landlords have experienced on this. How long do you typically go with a vacancy in your rental property?

Is 3 months unusual?

Why would I hire a new management company? What can a new company do? The company I'm with is advertising and doing showings.

Any other people have thoughts here?

Hello. I've been investing in multi-families in St. Louis, Missouri for a few years now. While I can see the long term benefits, being a landlord has been very trying. I'm actually pretty frustrated right now. I'm having major problems finding tenants (see my post in the landlording forum area), and despite the best screening (evictions, credit, etc.), I'm about to evict the second tenant in one building this year.

I guess I'd just like to hear from others. Are there other people having the same problems? Is this something specific to St. louis? I don't know if I should just cut my losses and start selling my properties (They would actually be quite profitable if they were fully rented).

Am I just stewing in investor hell here, or is this normal?
