what about some good air tight contracts. I don't want to get in any legal trouble. Is there a good template or anywhere I can go to research clauses for purchase and sales agreements?

I'm a newbie trying to get started in investing. I understand in some states a brokering license is mandatory. One day down the road I plan on getting one. ( Not looking for legal advice just some education) The question I have is do i need a brokering license to start wholesaling properties in the state of Alabama and if so how would I go about obtaining one? 

So I've been studying real estate investing for a while know. I pretty much have a good handle on the concept and think I may have figured a good avenue of approach. My question here is finding local cash buyers. I don't understand where to begin and I want to have buyers lined up before I start getting properties under contract from home owners. Any help would be greatly appreciated.

does anybody know where the closest REIA is around Dothan. There isn't one here and Birmingham is a good distance to travel. Especially since I work a min wage job at only 30 hours a week.

Hello everybody. My name is Brian from Dothan Alabama and I am very new to the real estate investing world. My interest right know is wholesaling real estate but plan on moving into other areas of investing as I get better educated. I have thousands of questions and no answers. It all seems so complicated but I'm sure it's just me making it that way. So please anybody willing to help me get started or share knowledge with me would be very appropriated.
