I decided to accept the relief for this month and post/send a non-renewal with a 60 day notice, as stated in the original lease.  I will keep everyone posted with the outcome in case anyone runs into a similar situation.  Thanks!

Thank you both for the responses.  I think I will have to accept the rental assistance, but since it is only one month of assistance I will also give notice of non-renewal.  My understanding is that I shouldn't give a "pay or quit" notice after accepting his assistance, but a non-renewal of lease should be ok.  The website is very unclear and the people running it don't seem to really know what I can and cannot do.

Hi Everyone,

I have a tenant that has requested rent relief through the Virginia Rent Relief Program.  This tenant is on a month-to-month lease and I was planning to serve him notice to vacate due to the fact that he obviously smokes in the building (violation of our lease, but hard to prove). He refuses to stop after multiple complaints and notices.  


Do I need to accept the rent relief application?  Should I accept the rent relief for next month, but serve him notice to vacate at the same time?  Any other feedback or input on this would be appreciated.  Thank you!

He did end up paying the next day. I kept the conversation respectful, but clear on the expectations. Hopefully, this doesn't happen again or I will need to move forward with the notices (and be more prepared this time).

Hi Everyone,

I finally took the plunge to buy an investment property after reading on this forum for about 2 years!  I've really been enjoying the process, but I'm running into my first "situation" that I'd appreciate any advice on:

  My inherited tenant is on a Month-to-Month lease that he signed with me.  I kept all of the original terms and gave him his current rate, which is significantly below market rent.  Unfortunately he quit his job and his most recent payment bounced due to "Not Sufficient Funds".  I believe I need to serve a pay or quit notice; however, ultimately I'd like to end his lease and get someone else in there as I've already had other issues with him (smoking in unit, etc).  Should I serve him a pay or quit notice or serve him 60 days notice that his lease is ending? Or both?


I appreciate any advice; I have a lot to learn!

Hi everyone!  First I'd like to say thank you for the guidance and inspiration on this forum.  I've been reading the posts for about two years and my wife and I finally took the plunge to buy my first property!  

We purchased a triplex built in 1950 and we're in the process of renovating one of the units.  I was informed that the downstairs unit was flooded about 3 years ago from a water leak and there have been a few other minor water-related issues as well.  Currently, I'm working with a plumber to upgrade old appliances, valves, and water heaters as preventative maintenance to avoid flooding issues in the future.  Maybe I'm overly concerned, but I've been considering ways I can add water detection and automatic shut-off valves to the building.  I've looked into many systems; however, they seem to all require wifi connection to work, which isn't possible since tenants provide their own internet.  

Does anyone have recommendations to avoid flooding from water leaks?  Are there good systems that can easily be used by tenants without requiring internet setup?  Should I not worry about this and just make sure sure my insurance coverage is adequate?  

This concern has been on my mind since purchasing the building so any help is greatly appreciated! Thank you!
