Wow, That was great advice.

I contacted the EPA today and got all the records for the Treatment Plant. (it looks good)

Im still reseaching how to operate it and understand it.

Im thinking of offering ; $125,000 with 20% down 10 years @ 7%

I need a good deal to offset my anxiety.

And I love a good deal

Its self managed, The 6 park owned homes and 2 derelics are the only ones there.

$3600 a month

The Realtor says the treatment system  gets inspected once a year.

The taxes are very low $1500 a year. I  think the expenses are low because they don't put anything into it.

I did see a small Rumpkee Dumpster.

Im looking for a project for my retirement, so Im wanting something with a lot of potential.

I have rehabed a lot of houses so i can do the work myself.

I will be living on the property.

What would be a really great price for something like this?

Hi,

I'm looking at a small mobile home park in Ohio.

Outside a small town ( nice rural area) commutible to Dayton Ohio.

Its a Mom & Pop ,no leans, very run down.

It has 6 park owned rentals bringing in $3600 a month (old trailers)

2 derelick homes that need to be torn down.

Expenses are very low $3000 a year including taxes.

The park has a sand filter treament plant good for 19 homes, and a well with a 1200 gal storage tank.

They want $180,00,   20% down seller financed.

My plan would be to put in 9 more homes that i would own and rent .

What do you think about the price and terms?

But if anyone can help me with my numbers I would really  appreciate it.

Hamiltuky is an interesting city.

Im looking at buying a small house right in the heart of the new German Village area.

It looks up and coming. I hope the area is not a swing and a miss?

Im hoping for "if we build it they will come"

I would like to research the renovated area more, just not sure how?
