32 units... 22 in need of rehab has proved a bit too much. I am much better at managing single family homes and flipping. Now seems like a good time to sell both market wise and due to recent changes in my personal life.

Here's my story:

Bought 32 distressed units 10 years ago In Trona, CA for 50K and haven't been able to give them away till now. Out of the blue a realtor from NY calls me and I list my property for 300K (a figure I pulled out of thin air) and a couple days later he calls me with a buyer. Asks me if I want to accept full price offer or try for more money. Just got off the phone, thinking this guy is a fluke and that it will probably fall through so I tell him to go ahead but I wonder what's up so I look in this forum and it seems like apartment buildings are on fire right now. Mind you this town is the pit of pits. (Danny Divito starred in the movie JUST ADD WATER about Trona, and it was dead on. It makes Barstow look like The Ritz.)

Could use a good real estate attorney and some re assurance or advice. Only one real estate attorney within 100 miles of this sleepy town... Is it safe to hire one off the internet or maybe from this forum?

Going nuts. This should be a good thing and I should be enjoying it and not stressing but I'm dealing with my life savings, I'm only one guy (Did I mention I was hot and single?) and even though I own a superman tee shirt, I'm only human!

45 DAYS

Just got off the phone with the San Bernardino Courthouse and gave them my case number. They said if nothing was done that there would be a status conference on June 18th and most likely it would be dismissed but that I could ask for a continuance and it would be up to the court if they want to extend it. So that's around a 45 day window.

Then that is what I will have to do. The court opens in a few hours. Since it was a holiday and they were closed last Friday I was hoping not to have to wait this long to find a satisfactory answer.

Yes that is my question. How long can I hold off on doing nothing before I loose my option to follow through? 

I would think I would have at least 30 days.  60 or maybe even 90? What's the longest you have delayed?

I don't want to stop it. I want to postpone it. How long can I postpone it without loosing the 300 dollars I paid to the court and would have to start the process all over again if need be?

How long can I postpone filing for a default judgement after the 5 days on an unlawful detainer complaint in California?

I just got through evicting the tenants from hell and I may have jumped the gun before acting upon my suspicions that my new tenants have been dealing drugs and would like to give them a little more time. I feel awful about my indecisiveness.

First I wait too long on my old tenants; then I react 2 days after the new people move in handing them a 3 day notice without being sure. I had someone serve the complaint last night, do not have proof of drugs. Hell I'm beginning to think I may have been wrong about them. I am officially evicting them on other unrelated technicalities that I really don't care about.

Yeah I know. I suck at being a landlord and I'm really jealous of you guys that can handle it!

Looks like I dodged the bullet on this one. The tenant moved out yesterday. Left me with a total mess and 3 or 4 truckloads of stuff to take to the dump. I gave her 150 for the keys and she's moving in with her ex military father who will hopefully keep her in line!

I feel kinda sorry for him!

I understand that If I serve 3 day notices tomorrow on Wednesday than the tenant has till the end of Monday to correct them and I can file Tuesday.

Today is New Years day, a holiday. Can I legally serve 3 day notices today giving them till the end of Friday? How would that work? Can I file electronically over the weekend and have the court accept it on Monday?
