Post: Builder for VA Construction SF Bay Area

I'm currently shopping for myself for a lot. I'm closing in on one. I will be doing private financing through the owner to get the land. I have found a couple lenders that will do the loan for construction. The only piece in the puzzle is finding a builder. I'm looking for a builder in the San Francisco Bay Area. One that maybe is versed in working with construction loans, specifically Veteran loans. Any and all infor is much appreciated.

I have a Rental property in Oregon. I'm trying to do another deal and wanted to grab some equity out. Looking for bank or Loan officer in Oregon that can do better than 60% cltv. I don't want to do a cash out refinance as it would up the rate considerably(at least that's what I was told) if you think you can stay around 3% for a rental cash out, let me know. Otherwise I will stick to a HELOC. Feel free to message me if you think you can help.

The Lender that originated the loan is foreclosing. The sale date was unclear. I'm getting some of this information third party from my agent. The lender was set to go into foreclosure mid August anyway if there was no buyer. I came in before the foreclosure proceedings began. I believe the seller is looking into bankruptcy, would a bankruptcy help to prevent the foreclosure proceedings? I called the lender today to get a more clear picture with no response.

just heard from my agent today that after three weeks of waiting back from the originating lender. My purchase of a short sale is being foreclosed upon. The lender verbally agreed upon the amount that I purchased at. Once we began on the process we had to wait for the final approval before escrow started. For three weeks they were unable to get in touch with the lender. The lender just notified us today of them moving towards foreclosure. I'm assuming since nothing was written down that both me and the seller have no recourse to get this deal back on track. besides trying to get more money for the house. what are other motivation for them to move towards foreclosure? Is there any way of dealing with the lender to try and save the deal? Thanks ahead of time.

I hear ya, but stuff off the MLS is still tough to make rent work. Having a hefty amount of capital for purchase/rehab and access to off market deals is definitely an edge I don't have. Not discouraged just trying to look outside the box/bay area for other options.

Hello Everyone,

First time investor and first time posting on bigger pockets. Im an investor from Oakland CA. Looking both in my area and out of state. Im looking to find deals on buy and hold multi family/ sfr with in law unit properties that will be cashflow positive after rehab. Ive been searching in Oakland for a bit now. I know deals are out there but not for a non cash heavy buyer such as myself. Its hard to be competitive with financing in my market. Ill be using a HELOC from my first home to make the purchase. Ive also looked in Portland because I love the area and its a lot less competitive. I'm just wondering about the actual prospective forecast of the market in Portland as I'm unfamiliar with the area a point in the right direction as far as neighborhoods to concentrate on. Investors and professionals in the area, you're expertise/input is graciously accepted.
