Pro- you get the deal! 

Cons- major one is time.... Which will affect $$ on all fronts.... Turnaround is slower for you,  GC may not be available in quick fashion,  you may need to compromise and get less experienced /sloppy GC,  you don't have them to evaluate true rehab estimates before deal closes,  etc.. Most pros will tell you to have a Team in place beforehand. 

All being said,  if you can muster this and the deal is great you may be fine. I'd like to hear from folks that have done it.

As I read this,  and from pragmatic standpoint,  I don't see anything wrong with you selling the property yourself to this interested party if the deal works.  

1. You just asked for realtor help and it sounds like nothing has been signed. 

2 you drew this interest of your own diligence and don't owe anyone anything if the deal works. 

3 I'm sure you communicated to realtor that you had already made attempts to sell yourself,  so she shouldn't be surprised if something comes from that and certainly shouldn't expect you to walk away or include her in this deal. 

4. If she is savvy she will understand that keeping  a solid relationship with someone who plans to invest in real estate for a living could be very equitable for her. 

5 and finally if it bothers you still,  you can utilize her services on your next buy /flip opportunity.  

My opinion,  be curious to see others.

Adam,

There a few good resturaunts with private rooms or good bar areas that would be good.  I do a lot of dinners with clients and have to get private rooms.  A great area is the 7th St. / University area.  Central FW area and a lot of options:

AF&B, Bite, Pappaduex to name a few...Also a lot of great "hang out" resturaunts/cafes on Magnolia Ave in the Medical district area on 8th Ave.  Also Central FW. Let me know if I can help.

I have read a couple of books very recently recommended by this site and I can tell you both Highly recommend it. I know in my current job, my mentors are invaluable and this will transfer to REI. Unless you have a multitude of years/experience behind you, you can't go wrong partnering with someone who cares about your success and can teach you what you don't know. I don't care who it is, every successful person in any career field has had a good mentor. I have found mine through prior relationships and I think they can be found at no cost via your current and new relationships. But, if you pay, and it pays dividends, nothing wrong with that as well!

Hey All.. 

New BP member,  Steve, here in Fort Worth beginning to hunt for my first deal.   What great Apps or device items do you use to look for properties through out the day? 

I am always on the go and can't sit at a desk and search on my laptop,  etc... 

Need a reliable "go to"  App or technique for my handheld.
