The 50% rule is meant to act as a quick analysis tool, to insure the deal is actually deal.  It should be used in conjunction with a full analysis. Never purchase a property based on the 50% rule you will be very sorry

The figures I use are as follows

Vacancy 8%, Repairs &maintenance 5%, CapEx I use 10%

As a property ages repair and maintenance cost go up.  Common sense would say that the coming years maintenance cost would be the same or higher

I use the following as a guide

New to 10 yrs  5%.       11 to 20 years. 10%     21 and older 15%
