real estate is all local.  some higher priced markets might drop.  i invest in midwest and inventory is tight and tenant missed payments in april and may are around 5%, pretty much normal.  large backlog of renters looking for houses to rent.  who knows what market may do in 6 months but i am still buying based on ror's.  this is nothing like 2008.

Should i give my property manager a Christmas gift and if so how much?  Would appreciate any feedback.  

Hi Brandon, i am a relatively new investor also.  i started investing in Milwaukee this year and currently have 2 rentals.  i have made a few mistakes and made some valuable contacts.  be happy to share those with you if you like.  PS  you can get into a pretty good property under your budget without going into "shady" areas.  Steve Papale
