@Alex Bekeza Are these these loans still  doing purchases and rate/term refis up to 75% LTV and Cash Out up to 70% ? Or has the cash out LTV gone up?

I am in the same boat as you in terms of the number of outstanding loans. I know that in the midst of the pandemic its even more difficult to find a bank that is accepting HELOC applications even on just your primary. Just following up to see if you were able to find a lender that will do a HELOC with more than 5 loans.

As you all know, most lenders ask for 25% down when it comes to financing multi-family properties. I am in search of any lenders out there that will do 20% down. Properties are located in TN. Interested in a 30 year fixed, but open to a 10/1 ARM. Any help is appreciated!

@Johnny Situ  When you list A,B, and C properties, are you purchasing all three, by spreading out the $60K as downpayments for each? Is this possible in a 1031?

Someone recently mentioned to me that there is a 30% down payment requirement for the home you are exchanging for when it comes to a1031 Exchanges. Is this accurate?

New Member from San Diego, CA with plans to invest in the Phoenix, AZ market. 

Hello BP! My name is Steve and I am currently in the early stages of this investment journey-  educating myself by listening to all the podcast and absorbing all the info I can from this awesome resource we call Bigger Pockets!  I decided to start this journey with the intention of creating nest eggs for our four young sons, who mean the world to us.  I hope with hard work and determination that I am able to do this for them! 

I have decided to go outside of my area to invest and I am currently looking at the Phoenix, AZ area, more specifically Mesa-East Valley.  Therefore, I hope to network with other investors in that area.  Short term goals include purchasing my first unit as a Buy and Hold within the next year sometime.  For now though, my education continues and hopefully I will be in that position to reach that goal soon.
