I’m in contract on a single family investment house in Port Saint Lucie. Does anyone have a recommendation for a property manager for short term or long term rental

@Peter Davis

@Wendy Stclair

Thank you both for the info. We have a lot of homework to do. Peter, I may be in contact with you for some of your contacts.

@Wendy Stclair What would be your opinion on selling and buying something else outright with no mortgage?

We are entertaining doing something similar to you; buying more properties that cash flow. But, I was also playing with numbers and we can buy one property outright..

@Scott Wolf Thanks for the different ideas for the 1031. Any good triple net deals you may be aware of in your area? Or any other investment opportunities? We have been looking in the Boca area actually.

@Marshall Leipprandt Thank you for your reply and insight. I think we are in line with your thoughts regarding this. We are going to most likely list the condo for sale and go the 1031 exchange route.

I own a 2 bedroom condo in Florida which was purchased 3 years ago for $204k with a friend. We own it under an LLC, 50/50 partner. It is strictly a vacation rental investment property which barely breaks even every year.

It has now more then doubled in value.

We are potentially thinking about selling at this time based on the great return. Looking at different strategies as follows:

- 1031 exchange where we either both buy something separately (if that can work), or we buy a bigger and better property together under the LLC.

-Hold onto it.

- Sell it and we cash out, put $80k each in the bank and take the capital gains hit.

Wanted to see if any one would agree with any of these options..?

Does anyone know of a good real estate investor mentor to recommend? Sort of a newbie. Purchased a vacation short term rental property a few months ago and looking to get things in line to keep buying.
