We closed on our first BRRRR. However peir and beam home that has water damage to the floor amd subfloor and joist. We both work full time. And may not have the time to attack that part of the rehab. And it's not in the rehab budget for a contractor. Before I closed the nieghbors father is a big shot investor in town and he wants to buy the house from us. Hes tried before but the seller didn't want to sell. His reason for wanting to buy is because "he wants to control who lives next door to his daughter and granddaughter". So my plan is to readjust budget and talk with my wife about doing more of the work myself and with help from others. However, I think I should meet first with the prospective buyer, because we plan on making this a "sober living" house. Which would have ex-alcoholics living in the house. I've been sober 10 years wifes been sober 15. So we want to help other. However the fear is the guy next door wanting to control who lives there could be a bigger problem later on. And this could be an opportunity to develope a relationship with a big dog in town if I sell to him rather than possibly make an enemy. Tried to keep this short. Because there are details missing. But hopefully can get some guidance from this community. Thank you
