I use instant booking with VRBO and never had an issue with guests after 1 year of use.  I have recently added AirBnB but don't have instant booking so there isn't a conflict between the two systems.  It does take a moment to update between the two so I would be careful on the double booking issue.  There are penalties for a VRBO host canceling.  I have a policy that if the guest wants to cancel, they need to do through contacting VRBO and giving them the support number.  I'm happy to move dates if they wish because that doesn't harm me but cancelations can be harmful on VRBO.

This is such a valuable point, Katie! Thank you!

Thank you, Collin and Lauren. Maybe we are just being too cautious about not knowing anything about who we are renting to or if they have been a good past guest. Maybe we have been spoiled by Airbnb. Just seems like VRBO would make it easy for the host to know more about who they are renting to like Airbnb does.

I don't have mine on instant book, I require the 24 hour review, which I usually approve within an hour or 2.  That way I can see the person's name, and if they have reviews, how long they've been on VRBO, and they usually write a few sentences to say why they're coming there.  Most of my guests so far have not had reviews, but that's ok with me, as long as they're not bad reviews.

That's good to know. I think I'll just leave ours on the 24 hour review as well. I like that little layer of security. Thanks for the help!

We are able to add house rules on VRBO. I wanted to know if one of our "house rules" could be that the guest had to have a certain star rating in order to rent from us. Might be a stretch "house rule".

We are experienced Airbnb hosts but just listed our property on VRBO. On Airbnb we are able to welcome instant booking for guests who meet our review requirements. We like this little bit of security. VRBO does not seem to offer a similar option - it's just instant book or not. Am I missing something or is that how VRBO works?

I do understand that we can cancel a booking for someone that does not meet our house rules, so... could we technically add a house rule about their review status/rating and then cancel their booking if they don't meet that requirement without penalty from VRBO?
