an 11 Unit will, for the majority of Insurance companies, a Commercial policy (Package or Business owners).  The best source for commercial policies is an Independent Agent (they represent multiple carriers).  Sources to find the agents that can handle Apartments (ie have the markets and knnowlege) may be:  other owners, professional associations, their advertising.  If you are still striking out, PM me.  I can find out some possible Insurance companies and you can track down their agents.

I have contacted local agents that send it out to their insurance carrier lines. Not sure which ones they send it out to. Some of the comments I have gotten are they don't insure anything older than ten years old.

 There is, 100's. They all take about 2 hours of my time for information, and they all say we don't do that type of property. I was looking for specific companies that don't seem to exist. I wish my NY agents were licensed in TN.

Does anyone know of an insurance company that will write a landlord policy for a 11-unit property in Athens, Tennessee? I have numerous companies ask a lot of questions and then decide not to quote. They all seem to be regular homeowner type companies.

I am in the process of selecting a software system to use for a multiple property and growing portfolio. I understand QuickBooks and from what I have read from others is that the new subscription-based version is not the best like the older versions such as the "enterprise" version. It is great for accounting functions and tax filing purposes, but many have stated it does not take into account principal and interest paid on loans and projects the true performance of an individual property on a report. 

I am curious what others are doing. Are there better suited systems for rental properties? Is there a good way to set up QuickBooks?
