@Jake Coyne My Impact fee is 7100 (this is different than Parks Fee). For last ADU completed, the Parks Fee was 6172. I'll check out the website you posted, thanks!

So I finally received impact fee schedule for $7100 for a 1200 sq foot ADU. My question is regarding the Parks Fee and if anyone has paid Park Fees for COO (Certificate of Occupancy) for a 1200 sq foot ADU. What was the Park fee amount you had to pay? Last ADU project I completed the Park Fee was $6172.00, but that ADU was less than 750 sq feet. Not sure if ADU size affects Park Fee, so wanted to ask for clarification if I should be expecting the same Park Fee amount. Thanks!

@Robert Chuang So I finally received impact fees schedule. for the 1200 sq foot ADU, comes out to 7100. Wanted to ask, for last ADU project I completed, the Park Fee was $6172, but that ADU was less than 1200 sq feet. Do you know by any chance if the Park fee is the same amount for a 1200 sq foot ADU in LA?

@Robert Chuang thanks for the reply! 1200 sq ft for a 3 bed / 2 bath, would it be safe to estimate 6.95 per sq foot aka approximately 10k in impact fees? the 1200 sq ft ADU would be a detached unit on a single family home lot where a 1500 sq foot house currently exists.

@Chad New just double and triple check with the city you are in. ADU laws vary not even from county to county, but even city to city; it's so specific. I'm ultimately having an architect get back to me regarding what the city plan checker states in my city.

@Michael Frost keeping it under 750 sq feet would be short term savings in my specific scenario due to the different in rent potential. Even if maxing out impact fees say 10k-15k for a 3 bedroom 1200 sq feet unit, the difference in rent would be make up the difference in a year max.

@Michael Frost, perfect yes this makes sense. 

1. School district is LAUSD (los angeles unified school district). 

2. I'm wondering what the cost of the other impact fees will be. We just completed an ADU a few months ago that was 450 sq ft and we paid for COO (cert of occupany) from recreations and parks for about 6k from what i remember.

"(3) (A) A local agency, special district, or water corporation shall not impose any impact fee upon the development of an accessory dwelling unit less than 750 square feet. Any impact fees charged for an accessory dwelling unit of 750 square feet or more shall be charged proportionately in relation to the square footage of the primary dwelling unit."

@Michael Frost So what would this mean for property that is under prop 13 protection and was last sold years ago?

Hey all,

I plan in building a 1200 sq foot ADU on a single family home lot that currently has a 1500 sq foot house and know there will be impact fees (due to it being > 750 sq feet). I've hunted for information and have only read that impact fees will be correlated with the size of the 1200 sq foot adu compared to the 1500 sq foot front house. What exactly does this mean? May anyone know an estimate how much the impact fees will cost based on this situation?
