Not our first deal just have not tried this method of financing before.

 what do you mean alternative? Are you wanting a HM lender? Do you have the 40% ish you will need as its your 1st deal? Do you have the reno budget? Do you have a prop ?

Hi, 
I'm new to this and trying to find alternative financing for a rental purchase. I've learned about hard money or direct loan companies but everyone I've talked to so far I can't really say I'd trust them with my personal information much less to to a financing deal with. They all feel very much scammy or non trustworthy. Are they any out there that are just as trustworthy as a local bank? Any good direct lenders? What are peoples' positive and negative experience with them?
