I also heard about this a few months ago. I was excited at first, but when I ran some projections, it only very minimally helped in terms of quicker mortgage pay down. If anyone has some math on this showing it being successful, I would love to take a look. I'd really like this strategy to work, my math just doesn't support it.

Thanks everyone for the comments, very helpful!! We ended up discovering that the tenant felt uncomfortable with the ACH because of a lack of control over the timing. We are moving forward with another electronic pay option which will hopefully make both sides happy. The tenant will be able to log in and initiate payments, and we will still have rent payments go straight into our account. Hopefully a win-win. Thanks again!

With our first rental property, we got the tenant set up with ACH, and the rent amount comes into our bank account each month automatically. This is working great. For our second rental property, the inherited tenant is pushing back on the ACH idea, and instead wants to do money orders. Can we require the tenant to use ACH? Should we just accept the money orders? Any thoughts would be greatly appreciated.

Hello - My name is Steve Smith.  I just recently got into RE with the purchase of a buy and hold rental in Grand Rapids, MI.  I'm interested in investing in a fix and flip, or multiple, and reinvesting proceeds into more buy and holds.  I'm looking forward to connecting to other investors in the West Michigan area.
