@Patrick Liska thats what I may end up doing I was recently talking to an investor and he said in his opion he would sell the rental to free up cash since it has a low (ROI) and use the money to put a down payment on 1 or 2 duplexes while financing the rest with a low intrest mortgage so I would have enough free cash in the bank to potential move quick on other properties or incase I run into vacancies and repairs between tenants at The duplexes . However that was only one persons advice so that's what lead me here so I can learn from people much more experienced in this then myself.

@Adrian Smude the Options I have considered is keeping the rental and my primary residence and taking out a home equity loan or a line of credit on my properties or selling the house to te current tenant who has expressed interest in purchasing the house.

I am a 24 year old small business owner from central Florida. I currently own my primary residence worth about 90,000$ I also own a rental property out right worth 110,000$ I currently recieve 650$ a month for my property after the management free. When my tenants lease is up in March I'm considering selling this property and investing in 2 duplexes. How would YOU go about funding thatinvestment? given all the information I have provided.
