Thank you guys for the honest feedback. I do understand that there are deals in SoCal and you won't find many of them on the MLS. Doing what you do Aaron is awesome. I realize that "hobby" effort yields "hobby" results and "full tilt balls to the walls effort" like you put in yields results that you would expect. I search and analyze everyday and by no means have I written off So Cal as a market to invest in. I'm still reading learning and networking as much as possible to give myself those tools that you guys have honed but I still have a ways to go. I have received multiple opinions and advice about investing out of state which has all been great! There are definitely pros and cons and evaluating them against my investing strategies and goals is something I do all the time. I think keeping your options open and trying to obtain as much knowledge (I love podcasts and books too!) as possible are just as important as anything it seems. Thank you for the great post Aaron and Peter!

@Steven Thompson the journal is a great idea.  I have sort of been doing that with the blog feature here.  I think personal accountability is huge and making sure you are taking small steps everyday towards a bigger goal is very important.  Thank you for the input!

Thank you for your input Joel!  When I think of focus I think of my "why" and it keeps me motivated and focused.  Do you have a routine that keeps you focused?  Do you say to yourself "Ok I have to do these 3 things everyday to stay on top of it" or some variation thereof?

Hi I tried searching to see if there were already some posts about this but I couldn't find any so here it goes, if there are feel free to direct me there.

This question would be for seasoned investors, or anyone who has experience achieving success and reaching their goals.  

What one (or two) activity(s) do you do, that yields you the greatest results?

I believe @Brandon Turner might have spoken about this in one of his webinars recently but I just wanted to reach out to those who have found success and get their point of view on the actions they take or have taken that have brought them their greatest results.

Hi @Benjamin Allen, I use a software program called You Need A Budget or YNAB.  I used several budget programs like Microsoft Money and several spreadsheets but YNAB has worked the best for me and I have been using it for several years now.  It comes with a 35 day (don't quote me but I think its about 35 days) free trial and then it is 60.00 to purchase but for me it was well worth it.  There is also an app for your phone to help you track purchases.  It is a great tool and has many useful features.  Make sure you watch and read all the tutorials and all the how too's to understand the philosophy behind how it works.  It has helped me save money that I am not putting towards some real estate and I even got my wife hooked on it.  The link is http://www.youneedabudget.com.  I don't work for them and have no affiliation with them it is just what has worked really well for me.  Let me know if you have any questions about it and I'll try to help but the website is very informative.  Good luck in your budgeting!
