i have a question about tax sales and foreclosures does a foreclosure have to take place before a tax sale , I purchased a property at last years tax sale , then i got an e-mail from a bank stating they wanted to redeem , i question this and went to the county court house to ask questions and talked to a judge for 3 hours as she looked things up . after all that she said looks like i have a diamond in the ruff it looked like something was not filed right but could not tell me what it was . now i have gotten 2 letters from a lawyers office demanding that i sign the redemption papers. after the second letter they file foreclosure papers and are now asking for the court to allow them to redeem without me signing off . i am trying to find a lawyer to talk to but have had no luck . can someone please tell me what i need to do . thank you.

does a foreclosure have to take place before a property goes into tax sale . i have purchased a property at at tax sale and now a bank claims they have right  to redeem and are wanting court to allow them to redeem without me signing off . can they do this i am confused as to my rights and trying to find a lawyer to talk to is almost impossible . can someone help me please

what are the procedures in filing a foreclosure , and does it need to be filed in the county probate court 

i have now recived a second notice about redemption and after looking into this matter i have found out that the original lender that forclosed on this property did not file anything with the county as far as forecloser goes . the question is what are the laws to this , any help is helpful

these are commercial properties too.

i have asked them for proof of the lien and they tell me their lawyers are working on trying to get things in order to sell the properties there are a total of 3 building involved in this mess i only purchased one and the other 2 were sold to the state

the bank said this was not a mortgage that it was a loan and the property was use as collateral . they also demanded that i sign the redemption paper by the end of this month so they would not have to pay more intrest on the taxes . i have not signed anything and need advice on what to do . i said i received a letter from them i was wrong it was a email.

i am trying to purchase a commercial property that was sold to the state 05/24/2016 i am trying to find out the redemption rights for both the owner listed and any possible lien holders i have done a title search and cannot find anything as far as liens . i have purchased one property at this years tax sale and received a letter of redemption 10 days ago from a bank claiming to have a lien on the property that does not show up anywhere . I went to the bessemer tax office a to ask about this and they said to just sign the redemption letter and let them (apex bank) in knoxville tn. prove that they hold the lien. when i spoke with the lady representing this bank she said the owners used property as collateral on a loan that was defaulted on , so i guess i have 2 questions in this thread.
