Try "Maryland Title Service".  I have done a few settlements with them and they are great to work with.   They are located in the Sea Watch Building in North OC.

I have a 9 unit property under contract and it is currently all rented with reasonable income based on the condition. My question is, the current owner does not have any leases and very minimal security deposits. Should I settle on the property 1st and deal with this myself? Or make the current seller obtain leases. Other notes: a few of the tenants appear to be less than desired, neglecting their pets, potential hording disorder that over flows to the exterior of the building. I am also planning to do some major exterior improvements: roof, siding, windows, HVAC upgrades, and deck repairs, and bring the building and units up to current market standards. This will raise the rents too and possibly turn off some of the current tenants making them want to relocate. Any thoughts on a strategy to tackle this project in a reasonable and fair way?

It is all approved by bank and sellers but we wrote our corporation as the Buyers but did not put the "and or assigns" clause in.

How do assign a short sale after the 3rd party approvals. Can you just do an addendum? The original contract is a standard Maryland contract using a realtor.

Does anyone have any suggestion on software for creating a marketing brochure flyer for my "take one" curbside flyer.  I know it is easy to create something in "word" but if there is something that looks more professional and it would be helpful.

What is the best way to find sellers who would be willing to do a lease option on their home?  I have tried sending out some letters on expired listings, but have not had any luck yet.
