Clayton Miller know what your max bid is before you arrive to the auction and don't get caught up in the emotion of bidding. I've seen properties go higher than retail at auctions because of this. Sometimes bid only $100 over other bids if allowed.

Most trustee auctions or sheriff auctions require cash or cashiers check the day of the sale.

Need help with a unique situation. I bought a property from a tax deed auction on Tuesday and the next day I received a call from the police department asking if I was planning on evicting the current tenants. The original owners of the home past away and the caretaker has been living in the house. The water has been turned off and the meter pulled because they have not paid the bill. Three other "drug dealing" families may be living there as well. The code enforcer for the town has let them know that it is illegal to live in a house without running water. My question is, does this give me grounds to evict them sooner. There is no prior lease agreement. The officer said he would even go with me when I make my visit. Any feedback would be appreciated.

@Arnie Abramson can I get a look at your flyer. That may be good to have even if they're home since it probably has all your contact info. Do I need to wait for the Sheriffs deed to arrive or could I initiate the contact now?  Also, one of the properties I bought is vacant and the selling lawyers said the family isn't interested. Do I just "break in" and change the locks now so I can have access to the inside?

@Michael S. Thanks for the advise. That's what I was needing. I'll get the insurance tomorrow and try and contact the occupants ASAP.
