In this business you are going to pay for an education whether you like it or not. If you pay for a mentor you are learning by example and that has a cost. If you go solo and try to teach yourself you will make mistakes and believe me they will be costly mistakes. You decide for yourself whether paying someone to teach you to avoid mistakes is less expensive then making a mistake on a project.

I can understand where you are coming from, there are untrustworthy people out there trying to take advantage of new investors. However, I mentor and teach investors who do not have the time to research the web. Not all information on the web is accurate or in-depth. I have been an investor for many years flipping $MM of properties and have learned many costly lessons that I pass on to new investors so they do not make the same mistakes. One error in the flipping game can cost thousands of dollars, the cost of education is priceless.

I took the chance and joined FB, they give you the opportunity to partner up with other investors to help pay for the course which is what I did. I wouldn’t call this a scam at all it’s paying for an education, as you would going to college for any curriculum. They show you the practical side of the Real Estate investing business, one one one coaching and the opportunity build a business. Yes there is upselling but not a high pressure pitch, if you want to learn more about commercial RE, RE finance, private money they have a course for it. They provide excellent networking opportunities, most members are more than willing to help each other out and you also get access to the FB website which has a library of information. I recommend going To one of their seminars and get a good understanding of what the program is about, no obligation to join. Believe it or not you may learn something. Don’t judge without knowing...

Looks like you're combining everyone's money into one $642k 1st lien, somehow?

Correct

Every one of our deals is structured differently and in this case, we have 3-4 lenders at 1st lien.

We are 78% there on our Clark, NJ property funding.
