The County got back to me and I will not need a variance as it is already approved as a valid lot. I will however need a design review for a long list of reasons. 

Hey folks, I'm looking at a lot in the Unincorporated area of Sacramento. It's zoned by the county as RD-2, which has a minimum lot size of 20,000 sq. ft. The county assessor has it listed at 19,958 sq. ft. Its in both a Parkway Corridor and an NPA overlay zone. 

Am I going to need a variance or have to rezone this lot to actually build on it?
