Hello everyone I was wondering if anyone has used a government program to help with a down payment on a property in California.

Hi.  You can try websites like Zillow or realtor.com, but you will get more accurate details from a realestate agent.

You have to remember that you are running a business and that you dont work for free. The deal has to make sense for parties involved. If the seller needs to sell at market value for the deal to work for them, than the best help you can give the seller is point them in the direction of a good realestae agent.

Hi Greg

The best way is to call a couple of local property management companies in the area to get a good idea of what it's going to cost, because price may very from city to city.

Pick up the book "No or Low Money Down" thats a good place to start to learn about creative investing.

I live in the Los Angeles County were prices are high, but I've found that just about an hour or two drive out of Los Angeles you can still find reasonable prices I've yet to make my first purchase as I am not yet at that point, but have been actively seaching on Craigslist. 

P.S yes you are not going to find 25 or 30 thousands dollar homes like u could in other parts of the country but there are still deals to be found.

Hi Julio I'm facing the same dilemma I live in the L.A county as well, over in the San Fernando Vally. I've been looking out in Bakersfield and Lancaster area I found that prices are lower in those areas. 

I use Betterment to hold my money. I set a goal, length of  time, and set up auto deposit.
