Thanks Manny appreciate your input. Believe it or not it's just a 32 single-family home that has over $1 million lien on it that is just one of six liens LOL I'm gonna talk to my real estate agent and see if she can do some digging for me

found a home that has 6 liens against it from $3k to over $1million. The city charges $75 to do a lien search on property. House is a total rehab gut job that is priced very low in an up and coming area. is it worth investing in lien search, this is on redfin and i'm sure every investor is on top of this in a hot area.

I am using caliber

I am not sure how to calculate something on the calculator as I know the ARV is important to all the numbers. I have a unique situation in that my lender conventional 80% will also fund me for the repairs to the unit and build it into my mortgage. there is no separate line item to add that cost into. I ran numbers a few different ways and I believe it skewed the cash on cash, etc. any thoughts?

Does anybody have an opinion on LoopNet. Is it strictly retail price site or can you find good values on there?

researching properties, I notice people quick claim deed title over for a nominal fee. I see people to LLC which I get, but I saw one where and individual quick claimed it to herself. What would be the reason for this.
