Post: seeking general contractor in Kelowna BC

Hey BP world, I find myself laid off for a month or two in kelowna so i am hoping to make some use of this extra time off. Im looking to get into contact with someone in the residential construction world. I am a sheet metal apprentice doing light commercial HVAC installation so i know my way around a construction site and i have all my own tools. I am more than willing to lend a hand if i can do some job shadowing with a general contractor or something of that nature. i am one of the hardest workers you will ever meet so you don't need to worry about some slacker hanging around playing on their phone. I have a vehicle so i can travel wherever i need to in the Okanagan. I would really appreciate anyone who can point me in the right direction. thanks in advance and have a great christmas.

I don't think you need to have a brand new mercedes, however i absolutely think a newer car is solid investment for your image. even a 2017 civc looks better than a 4000$ beater.from a financial point of view i completely agree with driving a car that costs you nothing but there is just something intangibly distasteful about someone you want to do business with pulling up in a rougher looking car. just one mans opinion.

i would very strongly recommend that you put the new wiring in for a couple reasons. 1 is obviously most people who are looking at older building wiring is going to be one of the first concerns that are going to pop into their mind so its good to be able to put those concerns to rest. second reason is just more personal. if you are holding the property to rent to people and old faulty wiring caused a fire and someone were to be hurt i think that would weigh very heavy on your conscience. i understand we are all out here to make money but wiring is a major cause of fires and i think we as a community have a responsibility to put people into homes we would happily put our own families in.

i was kind of getting that vibe after chewing on a few of his podcasts. i have read that book as well as probably 20 others that all kind of backed up your opinion on real estate however DR was just a different voice i recently came across and i generally try to see if there is merrit in different options. thank you for your time.

@Russell Brazil i'm sorry if someone asked you this already somewhere in this super long thread but i was listening to Dave Ramsey earlier this week an he specifically says that the vast majority of millionaires are not created using real estate. Obviously i haven't done any hard research studies myself but someone HAS to be incorrect. His claim is that most millionaires are created by paying off your personal residence and investing in mutual funds, however the claim i've heard through BP is that most millionaires are in fact created through RE. I'm very early in my investing life and i would like to have a clear path in mind as i proceed. can you please speak to this. I find it hard to believe anyone on either side of this claim is outright lying but both things cant be true at once. any input would be great to hear.

you are BP aren't you lol ? sounds like a prime spot to follow beardy Brandon and put together a trailer park maybe. I'm familiar with the area and i think that might actually be a good spot for that. You could also just develop it and subdivide it. Vancouver will eventually just swallow that whole area up.

Hi BP community! 

 I have been looking at properties in FSJ and it seems to perfect. The prices to purchase are low and the rents are high but as with most things, if it seems to good to be true then it usually is. I would really like to find someone who has any experience with that area and could offer up some info about what to watch out for.

hey Eric, im also in kelowna and im in the trades. im currently putting together a few other trades guys to start doing fix and flips in the area as well as possibly new construction projects. sounds like we might be able to help each other out. would be great to get in contact.
