As a first timer what would you recommend as far as location in the dfw to focus on for more realistic cash flow opportunities. I don't want to look at potentially buying in an area that sets me up for failure right from the start. Are there areas that you would consider the badlands so to speak( haha like wouldn't even consider purchasing in that area because its a lost cause)  

Hi everyone, 

I’m looking into starting some investments, and I have find a few potentials. The thing is that I can’t make up my mind. One is a lot of land that is sitting in a perfect spot for what I’m trying to accomplish, while the other opportunity is for a multi unit property. Im trying to make this into a rental investment either way.

Overall they both will cost me about the same to buy the land and build brand new units, while the other needs a lot of renovations. Both will be time consuming and costly, but I would like to know y’alls opinions and or feed back if you have been in this situation before and what you think is the better choice and why.

Hello All,

My name is Steven M and I am new to Bigger Pockets. I've been listening to the BP podcasts and gaining knowledge about real estate via books, blogs, and articles. I would definitely be interested in building my network in this business!

A little about me, I graduated from UNT with my bachelors in Marketing. A few more months and I'll be done with my MBA. Currently work in Operations management and I actually bought and flipped my first house early this year. I am looking to invest in multi-family units while dabbling into other ventures. I have a goal of doing my first deal this year. 

If you have any advice (Do's - Don't) (Pros and Cons) or just your journeys and experiences i am all ears. I look forward to learning more and meeting some of you on this forum!
