hey @Joshua Richter hope all is well is  this area A/B/C? area  I am  curious on your thoughts of the location and rent 3/2 singe fam since you live in the area, and i have no idea the condition of the house beside it a family house , i been told it in good to great condition.

@Gavin Welch thank you for the feed back, I see your a real estate broker from lakeland fld, with your experience do you know the average sell price of a house in 33811 zip code area.  the property i am looking at is 3bed/2br about 1400 sq ft 8000 sq ft lot also what is the avg monthly rental range is this area. I am  seeing rent going for about  1600/1700 a month is that more or less accurate for this area?

Thanks for the info,  I personally think its his son that lives in the house and whatever happen between them  the seller want nothing to do with him or the house., its probably safe to say there no lease involve.  @Ken Naim

I am seeking advice on buying a potential property in Florida its a 3 bedroom and 2 BRs in Lakeland Florida  , The owner want to sell the house to me The issues is he has a  "family member" still living there. The seller doesn't want to deal with the house or the family member anymore, my understanding the tenant is paying only 700$ which is way under what the rent market is today.  How can I go about purchasing the house for fair valve in today market  and getting rid of the  family member or should I leave it up to the seller to get rid of the family member before I entertain any deals.

@Sandra N. Depending on the investment company your using , depending some Investment companies they will let you your investment money to purchase a house , but you need to double and triple check on that. I know I can use my 401k investment to use it as a loan to purchase a house but i have to repay my 401k fund ..
