Thanks for the input, its always great to talk to a someone with the same background.

The more I think about the more it is sounding like a good idea to go through a manager. There is just a lot of unknowns while deployed. It would be great to keep that extra cash flow until things start going sideways and I get in a pinch. With time zone differences, different phone numbers and an unknown schedule it might just be to much.

I guess I'll feel it out for a bit before making a decision.

To answer your question. I went through Jay Jenkins from Rose and Womble realty. He has been awesome through the whole process. Very investor friendly. He is an investor as well concentrating on flips but also has a few rentals.

I will be closing on my first property at the end of August. I am in the military and will be deploying in October.

I have been juggling with the idea of managing the property myself... I have the lease and tenant application ready to go. My realtor who is former military says it would be a possibility  to manage the the property during deployment. 

Right now I'm leaning towards managing myself, but would like to gain some insight from someone that has managed their own property from afar.

Also can anyone recommend a good property manager in the Hampton Roads area just in case I do decide to go that route?

Any insight would be greatly appreciated.
