Quote from @CJ Wine:

You can recoupe that money with the over-market rent you should receive, but if you choose not to renew after 3 years and want to rent/sell as a standard SFH, you then have to tear the walls and such back down and now have a bunch of furnishings you probably need to get rid of.

Why would you have to tear down the walls and other additions?

How does one get involved in a syndication, especially if you have 0 experience?

I've read several Bigger Pockets books and listened to a handful of podcasts, but haven't started investing yet. I'm attending more and more local events to continue to learn and meet people.
How would you go about offering value and proving your worth?

Quote from @Zeona McIntyre:

You will have the best luck with older buildings. Buildings built in the 1970s and 80s often have outdated rules and bylaws. They usually do not go through with the expense of updating them to say "no short-term rentals" because it is costly to do that with a lawyer. As long as there are no rental restrictions that explicitly say min 6 month or 12 month rentals, you are most often good to go.

wow, I've never heard of this. Interesting and good to know

I just did a search on the FB groups I'm in regarding STRs in Dallas and I felt like it was pretty good. Though a few said the past 2 months were slow, possibly because of the Omicron variant. I did see Airdna saying occupancy rate was 67%, so I'm hopeful

I just did a brief search since I'm in Fort Worth now. No restrictions yet, but discussions are definitely happening every year. I'm going to jump in and do it while I can. When restrictions come, I'll go for long term or figure out a plan C

Hi Huy,

Is this correct? Add all of the rates up, getting 1.28. Say for a $149,000 property, it'd be $149,000/0.0128 = $1907.20 in annual taxes?

How is property tax calculated, say for Collin County

and for a $300,000 property?

When you add up all the rates you'll see it's .029857 and after multiplying with the assessed value for 2017 I'm seeing $4550.72. I also found it on HAR.com but it has listed the info from 2016 which shows the assessed value at 141K. As @Fred mentioned, there might be other taxes specific to the area  but this has been pretty accurate for me when running numbers thus far.

Hi, would you mind walking me through how you got .029857? What numbers are we using? What do all of those rates mean?

@Fernando Martin-Gullans How's the search going? I'm lightly looking at Houston. Mainly getting a better feel at looking at numbers
