Elliott's numbers in response to Gomer are actually not far from what I ended up calculating.  They're actually a little more conservative than what I conservatively penciled out, but I will have a better idea once I am done with refi-ing the three properties that don't have loans on them.

I appreciate all the support, and I think one of the lessons I have picked up that is incredibly valuable is that jumping as a first time investor in is not as scary if the variables are well controlled.  In the case of what Elliott has provided, I am able to pick up low cost, high-rent properties in an area that is close to a major metro (Chicago), has favorable rental laws for landlords, low cost of repair, and most importantly a well established property manager that is no-games, tell it like it is, and gets the job done. I saved enough money where the risks were lower for me to jump in, and I have equity built up in my property that helped mitigate risk as well.

With that being said, my general attitude towards all this is also that everything is a learning opportunity. BP posts and the Podcasts helped embrace this attitude that  good deal or bad deal, each can be used to help make the next deal that much easier to do, easier to analyze, and quicker to move on.  

Thanks for the shoutout Elliott! To be honest, working with Elliott has creates an eerie effect with confidence. He's super easy to work with and made this beginner feel reassured. It definitely hasn't sunk in what I've managed to create until reading it here. There will definitely be more to come as the cogs continue to roll on this machine, and I look forward to what comes next and all the lessons to come. Hi all,

I'm software developer by profession and an investor in Seattle that bought a house a couple years ago and now I want to add to my real estate portfolio.  I've been interested in real estate since graduating from the UW and watching the Seattle market explode as has in the last 7 years. 

I was referred to BP by my friend Alex Chin, in a matter of minutes realized that there are many likeminded people that we grew up with that are on here as well.  

I'm looking forward to digging in to all the information here and moving forward in building my real estate portfolio with this community.
