There are many different forms of owner financing , including a contract for deed or agreement for deed, land installment contract , wrap around mortgage, even a rent or lease to own can be considered owner financing .You should be familiar with all options and choose the one that best fits you and your buyer.The first consideration is : do you have an underlying mortgage? If so you and your buyer have to both be aware of and understand the " due on sale" clause .As a seller i like to think about the worst case scenario of them not paying and having to legally end the deal vs how much they have put down and the legal cost , and length of time of getting them out...the time frames and costs can be different with each form of sale.Know what what your risk tolerance level is and create accordingly.
