Have you looked into any other markets? What makes you so interested in those markets?
You should consider investing OOS here in Columbus or Cincinatti. The price to rent ratio makes for great investments. Not to mention our appreciation has been 8% higher then the US national average, because of the high demand for affordable housing.

I am still learning so I have only been focused on my general area before venturing to other OOS investment opportunities but I am always opened to the idea. I will definitely take a look into Columbus and Cincinnati soon since it sounds promising. I will direct message you for guidance.

Real estate investing is amazing and can provide the ability to replace your income but remember it is also hard and multi-faceted which is why you can make money at it. Start small but stay consistent. Deal finding seems to be the hardest thing so start driving around your neighborhood and look for all small multifamily and houses in need of some love, get on the tax assessor page and try to contact the owner and see if they want to sell. Also, coming from someone who did not work a w-2 when they started investing. Stay in it as long as you stomach it as you build up your portfolio. You have access to much better loan terms
