I am mainly concerned about the strict separation between me and the IRA, and figured I should avoid having a paper trail with my personal name on an offer that eventually is owned by the IRA.

I didn't submit the offer today, and will hopefully be able to do so tomorrow after consulting with the custodian.

I understand that the property will be owned by the IRA, and that the offer is made in the name of the IRA custodian. But who actually signs the purchase agreement contract? Do I sign it personally, or does an officer at the IRA custodian firm sign it? Does that also mean they have to review and approve the terms of the contract?
