@Danny Mak congrats on your first Purchase!

Like what many others have said, you should definitely let the pros handle the heavier work load.

In my opinion flooring isn’t that complicated it’s just a process. It also depends what type of flooring you are going for such as tiles, porcelain, natural stone, laminate, vp, lvp, EH, or hardwood.

If you are planning on doing vp or lvp it’s fairly easy especially with all the knowledge and tutorials nowadays that’s avail online (That’s how I learned)

Painting is also a task you should be able to do without much challenge.

The upside of doing your own labor, you could even treat yourself to better quality of flooring so if you choose.

Also check out Thumbtack app. A lot of pros on their that can assist you. That app works great for me. Just do make sure you do your DD as always.

I had a few bids recently and that was my best bid I received. This was also a referral from a long time friend. I have to say the first few bid I received were def higher in the 300-360 range.

We have a nice lot size which is close to 9000 on a 1510sq ft home. Thanks for advising me with the backyard space idea. Will look into it for sure. That’s a great idea!

This property is in Pomona with No debt.

It’s currently valued at close to 500k.

Because I bought this in 2012, I am sitting on nice amount of equity here. Just undecided what my best move would be going forward.

Prior to this ADU Bill, I planned on using HLOC or 1031 exchange for a multi.

What’s your thought on this Jo-Ann?

Hello BP!

First post yayy :)

With the new SB bills that recently passed in California. Seems like a good play on ADU/+JADU? A lot of upside from what I've gathered.

What are my investors in CA thoughts about this?

I am highly considering expanding one of my SFR.

With my set up. I am able to add 1200 (ADU) + 500sq (JADU)

Expecting this would Cost me about 250k which would Generate about $3000-$3300 monthly not including the main house which currently rents for $2500.

Seems like a no brainer however I’m also interested in out of state markets.

What would you do?
